The re-development of the Ocean Place Resort & Spa in Long Branch, New Jersey, is one of Orr Partners’ largest and most comprehensive projects to date.

The multi-year expansion project will include:

  • 1.5M SF of mixed-use space
  • 61 additional hotel rooms and up-scaling of the existing 254 rooms
  • 275 residential condominiums
  • 200 condo-hotel units
  • 103,000 SF of office space
  • Up to 250,000 SF of retail space
  • 2,300 parking spaces

Orr Partners was contracted by Mutual of Omaha to provide pre-construction services for a mixed-use project planned for its East Campus and adjacent properties in Omaha , Nebraska . The project consists of over 1M square feet and will include approximately 600 residential condominium units; 220,000 SF of life-style retail including service and entertainment tenants; and structured parking. Also planned is the revitalization of the existing Turner Park to become an interactive focus of the development. Orr Partners’ services include in-depth analysis of both budgets and schedules, contract review, and an overall review of project implementation. Completion of the project is anticipated by spring of 2010.

Potomac Falls Commerce Center

Orr Partners saw a need and seized the opportunity to purchase and develop land in the ever-growing Potomac Falls region of Virginia.  In addition to a role as part owner, Orr Partners served as Development Manager for the project, overseeing the design and construction of 51,000 SF of Class “A” office condominiums. As well as great location, the project offered advantages such as Route 7 frontage and gorgeous lakeside views.  The one-year project was completed in the spring of 2006, with all units being sold out prior to construction.

Loudoun Parkway Commons

Loudoun Parkway Commons exhibits two unique building structures located in Ashburn, Virginia.  In addition to an ownership role in the project, Orr Partners served as Development Manager for this distinctive flex condominium space.  The project consists of two tilt-up buildings, which include 118,000 SF of space in Building A, and 28,000 SF in Building B, both offering options for mezzanines and also sharing a terrific location just off Loudoun County Parkway.  The one-year project was completed in the first quarter of 2006, with 90% of units sold prior to construction.

Cornwall Medical Pavilion

In addition to serving as Development Manager for this notable project, Orr Partners has also taken on an ownership role.  In partnership with Cornwall Medical Development, Orr Partners will oversee the design and construction of The Pavilion, a new office building to be located adjacent to Inova Loudoun Healthcare’s Cornwall Campus in historic Leesburg, Virginia.  When completed, The Pavilion will be a state-of-the-art, four-story, 80,000 SF office building, which will be designed using architectural features that compliment the existing architecture of the historical 1917 structure and 1974 building. The project will include a two-story, 20,000 SF connector building that joins The Pavilion to the existing hospital facility.  In addition to The Pavilion, Orr Partners will oversee construction of a new surface parking lot providing 294 additional parking spaces.  The entire project is due to be completed in the spring of 2009.

Amoco Lane Commercial Center

Orr Partners recently purchased nearly five acres of split-zoned commercial property along Interstate 81 in Winchester, Virginia.  The property, formerly a vacant lumber yard, is currently undergoing rezoning to achieve a uniform commercial zoning classification and allow the development of a commercial center to meet the needs of the local  community as well as interstate travelers.  Rezoning approval is expected in early 2008.

Greystone
Aberdeen, Maryland

Orr Partners has launched into the Aberdeen, Maryland, residential market to meet a growing need for high-quality homes.  The federal Base Realignment  and Closure (BRAC) initiative is expected to bring an influx of military personnel and contractors to the Harford County area over the next several years, resulting in a predicted shortage of housing.  Located less than 10 minutes from Aberdeen Proving Ground, the picturesque Greystone complex will offer the community 33 garage townhomes and one single family home.  Groundbreaking is expected in early 2008, and completion of the project is expected in 2010.
