Orr Partners provided Development and Construction Management services for AOL’s three newest Creative Centers totaling 600,000 SF in Dulles, Virginia. The project also included construction of all tenant improvements, design and construction of a 35-acre site package, and two structured parking facilities comprised of 2,900 parking spaces. The Orr Partners’ project team delivered buildings ahead of schedule in 2001, saving an average of $500,000 per building. In addition, the team provided a specialized solution in the way of an Amended Special Exception plat.

Orr Partners has been enlisted as Development Manager for US Pharmacopeia’s Class “A” Corporate Headquarters in Rockville, Maryland. The project involves 157,000 SF of new construction, which includes a Consolidated Laboratory Facility, comprised of both analytical and wet chemistry labs. In addition to a below-grade parking structure that will accommodate 355 cars, a temperature controlled warehouse facility in the Twinbrook 2 building will be included in the additional 12,5000 SF of renovation at the USP facility. This major undertaking is due to be completed in 2006.

Orr Partners has been engaged as real estate development advisor and project manager for Gulfstream Aerospace Corporation's $300 million, seven-year, Long-Range Facilities Master Plan. The plan includes a new service center, a state-of-the-art paint hangar, a new manufacturing building and a new engineering building at the company's main site in Savannah. Gulfstream’s facility will expand by nearly 70 percent by 2012 and the expansion will be completed in phases to minimize any effect on the business-jet manufacturer’s core business, manufacturing and servicing industry leading business-jet aircraft.

George Mason
University Foundation

Adjacent to the new FDIC Corporate Headquarters lies 3434 Washington Boulevard, designed and built for George Mason University Foundation (GMUF). Orr Partners managed the submission of a General Land Use Plan Amendment for to allow the construction of a six-story, 206,000 SF office building and including 13,500 SF of prime retail space, and oversaw the construction of four levels of structured parking below-grade with capacity for over 670 vehicles. This significant project was completed in 2005. In addition, Orr Partners facilitated a 10-year full-service lease agreement between SRA International Inc., a 25-year industry leader in information technology services, and GMUF for 191,000 SF. The transaction is noteworthy due to the fact that Arlington County was able to keep a prestigious tenant within its boundaries and the final lease negotiation was accomplished in a very short time (35 days). In July of 2006, SRA unified nearly 700 employees from their Alexandria, Clarendon and Courthouse locations, into their new state-of-the-art facility.

Democratic National
Committee Headquarters

This headquarters expansion project involved the joining the 51,000 SF Democratic National Committee (DNC) Headquarters with the neighboring Democratic National Club and included extensive interior and exterior renovation of both buildings. The challenge was to unite the two unique buildings with a unified architectural design. This was accomplished by constructing a bridge that provides circulation between the two structures; houses meeting rooms, conference space, a broadcast studio; and allows access to existing utility easements. Orr Partners served as Project Manager and was responsible for managing the design, renovation and construction of the entire facility. The result was a truly collaborative effort that successfully combined a distinctive mix of project management, architectural innovation and structural / interior construction that turned two unique buildings into one unified and functional structure. In 2006, Orr Partners received the NAIOP award for “Best Renovation – Urban” for the DNC project.

National Children’s Museum

The new, 139,000 SF museum will be located on the National Harbor in the District of Columbia. Georgetown Preparatory

An already impressive institution, Georgetown Preparatory School has enlisted Orr Partners as Development Manager for their extensive new Athletic Center. The project consists of 141,000 SF of new construction and renovation, which includes a field house with a 200 meter track, four basketball courts, competition gymnasium, a 25 meter pool, weight room, wrestling room, multipurpose/ fencing room and associated lockers, as well as administrative and support areas. The project also includes a new regulation baseball field, a bowl-shaped regulation lacrosse field, football practice fields and golf course upgrades. Furthermore, Orr Partners will oversee stadium renovations, irrigation and outdoor lighting, a campus road system, and parking lots. The project is estimated to complete in the fall of 2006.
